How to List Real Estate

Step 1.
Type of Listing:

The first step in listing an item is deciding what type of listing it will be. There are 5 options for you to choose from.

1. Wanted- This is a wanted ad. You want the item you are about to describe.

2. Sell- The item you are listing is for sale only.

3. Exchange- The item you are listing is for exchange only.

4. Sell or Exchange- This option checked means you are open to cash or exchange.

When you say "Sell or Exchange," you are not committing to exchange, you are just open to look at offers. If you have a $4,000 car you are trying to sell so that you can buy a boat, truck, etc. you should think about listing your property as "Sell or Exchange," and include the words "boat, truck" etc. in your wishlist (described in a moment). This may eliminate the need for the "sell-to-buy" routine (and save you time and money!)

5. Free- This means your listing is a free item. To choose a type of listing, simply click the circle to the left of each option. It will look similar to this:

Step 2.
General Information:

Property Name - This is what you want to call your property.
            Examples: 36 Storage Units, 3 Bedroom Home or 450 Acres of Farm Land.

Description - Write a realistic, detailed description of your item, property, talent, or service. Note: ReExchange is worldwide, but also can be searched by community. You may want to specify in your description that shipping charges would apply if outside your local area. When selling/trading over the Internet, it helps to be as detailed as you can be. Be explicit about flaws in the item. It is better that a buyer or fellow exchanger is pleasantly surprised rather than disappointed when receiving your item.

Address/Location - What is the physical address of the property or where is it located?

City - What city is the property located in if applicable?

State or Region - What State or Region is the property listed in?

Zip - What Zip Code is the property located in applicable?

MLS# - (Multiple Listing Service) This is a system in which participating brokers agree to share commission on the sale of houses listed by any one them.

Motivation to Sell - This helps determine your reason(s) for selling your property.

Control Type - This helps determine who actually controls the property being listed.

Cap Rate - This the minimum or maximum interest rate on the property.

Property Type - Specifies the type of property you are listing.
                           Examples: Retail Commercial, Home/Condo or Industrial

Step 3.
Property Type:
Depending on the property type you have choosen, you will be sent to a page that corresponds with that property type. The first few questions will pertain to the property type and then proceed to more general property questions. These include:

Benifits to New Owner - Why would some one want to buy this property?

Benifits Sought By Sell - This should be something that you are looking for.

Can Add - This would be other properties that could be added for additional value.

Reason for Selling - This helps the buyer understand why you are selling.

Other Remarks - Any other information you want to list that might help sell your property.

Wish List - Your wish list is what you are looking for or may be willing to exchange for. Enter words or pharese seperated by commas for your wishlist.
                           Examples: Land, personal property, or a condo.

Listing Duration - This is the lenght of time you would like to list your add with ReExchange. At the end or your ad duration period, you will be notified by email that your listing will soon be expired. You can then choose to renew your ad or delete it.

If we have not heard from you within 7 days, it will be deleted automatically.

Step 4.
Financial Information:

Listing Price - This is the approximate market value of the property.

Loan Amount - This is the current balance due on any loans secured by this property.

Gross Income from Property - Total amount of income received BEFORE taxes and expenses.

Operating Expenses - Minimum necessay expeditures to create income.
                           Examples: Taxes, Insurance etc...

Step 5.
Enhance Your Listing:

Upload Picture - When you registered, ReExchange created a picture directory for you to upload pictures easily. Photos must be 200k or less, and can be uploaded by simply clicking the "Browse" button. This opens a box that shows the contents of your computer. Find your picture in the file you have it saved in, and double-click on it. The picture is then copied to your listing, and saved in your directory for as long as your listing is on. When an offer is accepted, or you delete your listing, your picture is automatically deleted from your picture directory. At this time, each listing is allowed one picture. (We will be adding the option for you to upload more than one soon.)

Add My Email Address - List your email address.

Link to another Website - Link your property to another site.
Note:ReExchange reserves the right to deny any link.

Home Page Feature Listing - On ReExchange's home page, you will notice a "Featured Listings" area that randomly rotates listings. Featured items get the best exposure possible, utilizing home page advertising in addition to the standard categories! Any type of listing (wanted, for sale, exchange, etc.) can be featured for an additional charge of $20.

Step 6.
Choose Sub-categories:

View Listing:
Click on this button to see how your listing looks. You must view your listing before it is posted on ReExchange. If everything looks good, click "List My Item" at the bottom of that page. You will then see your listing again, and an item number will be at the top of the page. Once you see your item number, you know that your item is listed.

Bonus! There is no need to write down your item numbers, as ReExchange "remembers" them for you, and will have them available for you when you need them.
